A ROW of high street shops in Studley is set to attract bidders at an auction later this month.
The property site at 6-10 High Street is listed with a guide price of £295,000 in Bond Wolfe’s upcoming auction on Thursday, October 26.
Fully let and generating a current rental income of nearly £31,000 a year, the site could be a hot target for property investors.
Ian Tudor, commercial auction director at Bond Wolfe, said: “This kind of mixed-use property, in popular areas, has become a highly attractive prospect for investors in the current market, with the combination of both residential and retail space providing a secure income in uncertain times.”
The property comprises two buildings on either side of an access road, providing pedestrian and vehicle access to a rear-surfaced car park.
6 & 6a High Street is an imposing building on the left-hand side of the access road, comprising a shop (No 6) on the ground floor with a self-contained flat (No 6a) on the first floor.
The shop is currently a branch of Age UK and provides a front retail area with office to the side.
There are further rear sales and ancillary areas, together with a staff WC. At the rear there is access to a side yard and shed. The property extends to approximately 724 sq ft.
The flat has a ground floor entrance and comprises a lounge, kitchen, two bedrooms and bathroom.
8 High Street is currently used by a hairdresser, Siren Hair, and comprises retail/salon space with staff WC facilities. The property extends to approximately 482 sq ft.
10 High Street trades as Nail Spa, a nail and beauty salon, accessed off a shared lobby with the first floor occupier. The accommodation comprises a salon/retail space with staff WC facilities. The accommodation extends to approximately 403 sq ft.
10a and 10b High Street are situated on the first floor and are used as a therapeutic centre - Tonique Well Being Therapies - with a reception area, treatment room and staff WC facilities and extend to approximately 415 sq ft.
